The Hermitage

The Hermitage is a locally protected building, located in the heart of Poole, consisting of 9 apartments.

We were first approached by the leaseholders in February 2021, after they had received their recent service charge budget for the new financial year. The service charge budget had significantly increased due to major works proposed by the Managing Agent at the time. The leaseholders were also going through the Right to Manage (RTM) process which would allow the them to take back full control of the building and any future plans for maintenance. Once the RTM was set up, they were looking for a new agent to take them on.

Blocsphere have a plethora of experience of the RTM process and the successful installation of a new RTM Company and were more than happy to assist with the process moving forward if they decided they would like Blocsphere to manage the property once the RTM is formed and takes control. The RTM process was successfully formed and Blocsphere took over as Managing Agent in May 2021.

We advised that the major works proposed by the previous agent didn’t cause us concern as the new RTM Company will form the right to decide what should or shouldn’t be prioritised. Blocsphere will of course offer advice and guidance on all relevant areas for major works.
